By engaging Sintoria Mortgage Consultancy for the submission of your home finance application to relevant banks, you agree to the following terms and conditions:
Best Home Finance Deal Commitment
Sintoria is committed to securing the best home finance deal tailored to the client’s profile (income type, property details, bank requirements, etc.). To ensure a timely process and higher approval rate, the application will be submitted to at least two or three banks simultaneously.
Document Submission Authorization
The client authorizes Sintoria, its employees, and affiliates to submit their documents (identity prove, income, property, etc.) to relevant financial institutions and to follow up on the home finance process on their behalf.
Client Responsibility for Document Submission
The client is responsible for providing any required documents to the bank during and after the home finance process. The timely submission of documents is essential for finalizing the application and avoid future complications.
Document Verification
Sintoria cannot perform verification or due diligence on the documents provided by the client. The accuracy and authenticity of any submitted document are the sole responsibility of the client.
Property Valuation
Property valuation is conducted by a third-party valuator chosen randomly by the correspondent bank. Sintoria has no control over the valuation process or property estimated price/rental value. Once the valuation request to the bank is made, the fee for the report is non-refundable, regardless of the outcome.
Bank Approval and Rejections
The bank reserves the right to issue or deny home finance approval at its discretion. Sintoria cannot be held responsible for rejections due to unforeseen circumstances such as, but not limited to, the client’s AECB report history, employment details, or property/project details.
Final Mortgage Contracts
Sintoria is committed to assisting in correcting any omissions in the final mortgage contracts generated by the bank. While Sintoria is not responsible for any errors in these documents, we will proactively coordinate with the bank to ensure that any issues are resolved promptly and efficiently.
Bank Account Requirement
Home finance may require opening a bank account with the correspondent bank. Sintoria is not responsible if the bank refuses to open an account due to UAE Central Bank compliance reasons.
Timeline of the Mortgage Application Process
The time required to fully process a home finance can range from 1 to 8 weeks, depending on any further raised queries by the bank to assess the client application. Any delays in the mortgage process are solely the bank discretion. Sintoria will make every effort to follow up but will not be held liable for any delays caused by the bank process.
Bank Fee/Charges
Note that the bank may require various fees during the home finance process, such as processing fees for pre-approval checks, loan final approval, property valuation, life or property insurance, etc. These fees are the client’s responsibility and must be paid directly to the bank as per their instructions.
While Sintoria will guide you through the payment process and assist with the necessary steps, we are unable to make these payments on your behalf for any reason.
Security Deposit Cheque
At the beginning of the process, Sintoria will request a security deposit cheque as a guarantee of the client’s commitment.
After obtaining the home finance pre-approval, if the client decides not to proceed with his application, Sintoria reserves the right to encash this cheque to cover our administration fee.
However, the security deposit cheque will be returned to the client if:
1. Final approval is obtained and loan disbursed in client’s account.
Or
2. If client cannot proceed with the process due to circumstances beyond their control; these circumstances may include, but are not limited to, changes in employment status, legal restrictions, or unforeseen regulatory issues.
Or
3. The Home Finance application was rejected by all banks submitted to.
Privacy Commitment
Sintoria Mortgage Consultancy commit to protect your privacy. Authorized employees within the company use any information collected from individual customers on a need-to-know basis only. We constantly review our systems and data to ensure the best possible service to our customers. Parliament has created specific offenses for unauthorized actions against computer systems and data.
